Fire Detection and Alarm System Design

Fire Alarm System Documentation includes

Industrial, Commercial, Institutional and Residential Occupancies

Design Documentation

These documents ensure that the system aligns with the fire and life safety needs of the owner, occupants, and authority having jurisdiction (AHJ).

Minimum Required Documentation

The required documentation for new or modified fire alarm systems includes a written system narrative, a riser diagram, and floor plans showing device locations, control equipment, communication pathways, and relevant building features. A defined sequence of operation, equipment data sheets, manufacturer instructions, battery and voltage‑drop calculations, device mounting details, candela ratings, and pathway diagrams must also be provided. Additional documentation may be required depending on system complexity or Authority Having Jurisdiction (AHJ) requirements.

Explanatory Notes for Design Documents

Design documents will include all specifications and shop drawings necessary to define the fire alarm system, supported by a risk analysis and corresponding emergency response plans. Any deviations from applicable codes or standards will be clearly identified and justified with documented reasons. When alternative methods or performance‑based approaches are used, full equivalency documentation will be provided in accordance with NFPA 72 requirements.

Critical Factors for System Design

Design documents will be properly turned over to the client to ensure that all essential system features remain effective throughout the building’s life cycle, supporting long‑term reliability and code compliance. These documents will also include operations and maintenance manuals that define testing and maintenance requirements, outline key design parameters, and describe system interactions to support proper operation and ongoing performance.
